2015 Season Pricing

Includes accommodation for up to 40 people:

Summer Season Pricing (May 22nd to September 9th):

Fall Season Pricing (September 10th to October 14th):

*  All rentals have a 3 night minimum.

*  For groups of less than 20 persons - 6% discount

All rentals are subject to 4.9% sales tax and 2% lodging tax. (Total tax 6.9%)

$575 departure cleaning fee.

$2,500 FULLY REFUNDABLE security deposit is required.

CANCELLATION POLICY:

Deposits are a percentage of rent only (not tax, cleaning or security deposit)

• Bookings more than 12 months in advance (25% holding deposit) – other 25% due at 12 months out.
• Bookings 90 days to 12 months in advance (50% holding deposit)
• All final payments, including other 50% of rent, taxes, cleaning are due 90 days prior to rental.
• $2,500 refundable security deposit due 15 days before rental. This deposit will be returned in full if the ranch is left in good shape and in accordance with the “check-out checklist” and schedule of damage deductions.

Cancellation refunds will be issued on the following schedule:

• Cancellation prior to 12 months of booking date (75% refundable)
• Cancellation 9-12 months prior to rental date (50% refundable)
• Cancellation 6-9 months before rental date (25% refundable)
• Cancellation within 6 months of rental (non-refundable)

All final payments are due 90 days prior to rental. Rents and taxes are non-refundable. (Cleaning and security deposit are refundable.)

RELEASE OF LIABILITY Requirement: A signed Release of Liability form is required for all persons, over the age of 18, staying on the property. Red Rock Ranch is a private property, not a commercial entity. All rentals are considered short-term vacation rentals.

Ranch Retreats LLC contracts with one entity for rental of the entire property. The rental contract specifies a maximum number of people and a maximum number of days - for one rental rate.

- Red Rock Ranch is not responsible for weather related cancellations.
- No pets please.
